Common Property Maintenance Priorities

There are a number of statutory requirements that every landlord is obliged to adhere to whilst letting out a property in the UK. These include having up to date gas and electric safety certificates, obtaining energy performance certificates (EPCs), safeguarding the tenant’s deposit in an approved tenancy deposit scheme, landlord insurance and ensuring that any furniture and fittings provided with the property are fire safe and fit for purpose. However there are number of  property maintenance and repair jobs that, although not necessarily stipulated by law, are best practice when preparing a property for a new tenant.

Checklist of Property Maintenance Tasks to Prepare for Tenancies

Fresh coat of paint – A coat of paint will freshen the space and ensure that any damage caused by pets or even unauthorised smoking in the premises is removed.

Check for damage to the décor – Replace any broken tiles and worn carpets and ensure any furniture provided has been steam cleaned, repaired or replaced if necessary. It’s also a good idea to provide new mattresses if your property is rented out furnished.

Professional standard clean – Even though good tenants will have paid for an end of tenancy cleaning job before moving out, not every tenant will do this and the standard of cleanliness may not be very high. It is a good idea to give the property a thorough cleaning before your new tenants move in.

Change all locks – This is for the safety of the new tenant but will also protect the landlord from the risk of an old tenant breaking into the property.

Service all appliances – Cookers, washing machines and other appliances should all be serviced, and heating, plumbing and electricity checked to see they all work properly.

Finally, check the exterior of the property to ensure outside spaces are clear of rubbish, and that grass and plants are trimmed back and neat. Ensure boundary fences are in good repair and weatherproof any outdoor woodwork.
